01
Tenant improvements
When a commercial space gets a new tenant or a new layout, the electrical has to follow the floor plan. We take the existing system apart safely, then rebuild power, lighting and controls for how the space will actually be used.
We work from the plans and under the general contractor's schedule, from demo and rough-in through trim-out, inspections and final walkthrough.
What's included
- Demo and make-safe of existing circuits and fixtures
- New branch circuits, receptacles, floor boxes and furniture feeds
- Lighting layouts, switching and occupancy and daylight controls
- Panel and subpanel additions, relocations and circuit directories
- Power for breakrooms, IT and server rooms, and tenant equipment
- Coordination with the GC and other trades, inspections and as-built markups
02
Lighting retrofits & LED
Older fluorescent, metal halide and high-pressure sodium lighting costs more to run, fails more often and gives uneven light. We replace it with LED fixtures or retrofit kits and update the controls, so you get brighter, more consistent light with lower energy and maintenance costs.
Retrofits can be phased area by area or done after hours, so offices, campuses and stores can stay open while the work is done.
What's included
- LED fixture replacement and retrofit kits for troffers, strip lights and high-bays
- Exterior wall packs, canopy lights, pole and site lighting
- Lighting controls: occupancy and vacancy sensors, daylight sensors, timers and dimming
- Controls and layouts that meet California Title 24 energy code requirements
- Emergency egress lighting and exit sign replacement
- Fixture counts and before-and-after documentation for owners and facility records
03
Parking structure lighting
Parking structures run their lights around the clock, so efficiency, coverage and reliability matter more than almost anywhere else. Dark corners and failed fixtures are a safety and liability problem for owners.
We replace and upgrade lighting in garages, decks and surface lots, and can phase the work level by level so the structure stays open to drivers.
What's included
- LED garage, ramp and drive-aisle fixtures
- Rooftop deck and surface lot pole lighting
- Stairwell, elevator lobby and pedestrian path lighting
- Photocells, timers and occupancy-based dimming controls
- Emergency lighting along egress paths
- Phased and after-hours work to keep the structure in use
04
Equipment power & dedicated circuits
New machinery, kitchen equipment, HVAC units and IT gear often need their own circuits, and sometimes more capacity than the building has. Undersized circuits lead to nuisance trips, overheating and equipment damage.
We size the power to the equipment's specifications and the electrical code, then install the circuits, disconnects and connections so the equipment runs the way it was designed to.
What's included
- Dedicated 120V, 208V, 240V, 277V and 480V circuits
- Disconnects and final connections to equipment
- Power for HVAC units, compressors, pumps and motors
- Commercial kitchen and appliance circuits
- Subpanels, transformers and service capacity upgrades
- Commercial EV charging stations
